Final Appeal Coming: January Council Meeting Will Decide
A quick heads up: We have recently learned that the developer behind the massive luxury project at 605 Bridgeway will likely make a final appeal to the City Council in January 2026, seeking to overturn the City’s determination that the project is inconsistent with zoning and planning rules. We don’t yet have all the details, but we’ll share them as soon as we can so we’re fully prepared.
In November 2024, City staff officially found the project violated multiple objective standards. In April 2025, the Planning Commission voted 4-1 to uphold that decision and deny the developer’s appeal. Now the City Council will hear the developer’s final appeal in January 2026.
Talk to neighbors and get ready. If you know any Councilmembers, please reach out to them over the holidays and urge them to stand strong against this threat to our community.
Why This Matters
This oversized, out-of-scale development — commonly known as “Monster #1” — would:
- Destroy our Historic District and buildings recognized on the California Register
- Erase a century of cultural heritage, including the former Marin Fruit Company
- Violate zoning and General Plan standards for height, density, and massing
- Tower at over 85 feet tall in a district with a 32-foot height limit
- Evade environmental review required under CEQA, despite clear impacts on historic resources
- Set a dangerous precedent for high-density development along Sausalito’s waterfront
The City’s own architectural historian found that this project is so radically out of scale it would destroy the Historic District itself — potentially leading to its decertification.
Sausalito’s downtown is one of only 12 certified historic districts in all of California. This designation is rare — and it’s at risk.

The Path Forward
Both City staff and the Planning Commission have clearly ruled that this project violates zoning and other standards. The City Council must stand firm and uphold Sausalito’s zoning protections.
